This is a lovely 4-bed house very close to the University of Cumbria on Bowerham Road. This is a very affordable house for the area. It’s on the main bus route to Lancaster University, with plenty of nearby shops, including Spar, a Post Office and a couple of hairdressers. There is free on-street parking outside the house with no need to purchase a permit. The property has previously housed five tenants, so is easily big enough for four.
The tenancy is for 48 weeks - from 25 August 2026 to 27 July 2027. There is no summer retainer to pay. Dates can be modified slightly if you want to move in earlier. Included in the rent is £2,500 of gas and electricity which is easily cover your usage unless you are very wasteful. Rent also includes broadband, water bills and TV licence in their entirety. The broadband is excellent with an extender upstairs to increase the range.
There are four bedrooms, and the weekly rent is dependent on the size. The largest double room is £130 per week - this is a massive room with a new double bed, an armchair and all other furniture you'd expect. The other two doubles are nicely sized with a weekly rent of £120 each. The single room is £110 per week. It is still a reasonable size, but a double bed would take up too much room. The deposit is £200 per person, payable when you sign the tenancy agreement.
The house has a modern kitchen with a dishwasher, a huge fridge-freezer, microwave, kettle, toaster and a new oven as of September 2024. There's plenty of cupboard and drawer space for everyone. There is a breakfast bar & stools, a sofa and a wall-mounted TV at the other end of the room.
A substantial amount of work has been done to the house in recent years, including turning an old bedroom into a beautiful new bathroom with a huge, walk-in shower. The washing machine and tumble dryer are also in there - the dryer is rated A++ for energy efficiency. The other bathroom has been completely modernised with a new shower, basin and toilet. There's a separate toilet and basin outside the master bedroom. All bedrooms have been recently painted and re-carpeted. All bedrooms doors have locks
There's a backyard big enough for barbeques etc with a large shed in which you could store bikes.
I have provided student housing in Lancaster since 2001 and have an excellent reputation. The house will be pristine when you move in and any maintenance issues that may arise during your tenancy will be dealt with quickly.
