This is an enormous house with 6 double bedrooms. It has recently had a major renovation. The front and back doors are brand-new 'composite' doors - great quality and very secure. There are sensory floodlights at the front and the rear of the house and cctv. The carpets are new, and the decor is of a great standard. Bedroom and kitchen doors are fire doors with self-closers and are freshly glossed. All bedroom doors have secure mortise locks
The tenancy duration is 48 weeks from 25 August 2026 to 27 July 2027 - dates can be slightly modified if you want to move in sooner. Rent depends on room size: the two biggest bedrooms are £130 per week, the three smaller doubles are £120 each. The deposit is £200 per person. Included in the rent are the TV licence, broadband and water bills and a generous allowance of £2500 of gas and electricity, which should easily cover your usage unless you arr very wasteful.
All beds are doubles and are extremely comfortable with 10cm deep foam mattresses. Bedrooms have all the furniture you would expect - drawers, wardrobe, bedside table, desk & chair, mirror, nice curtains and a new/newish carpet. All carpets are cleaned every summer.
The lounge-diner has a massive one-year-old 55-inch wall-mounted Smart TV with a sofa, a breakfast bar & stools and laminate flooring. The kitchen is modern with plenty of cupboard space for six people. The dishwasher, washing machine and fridge-freezer are all recent purchases. There's also a top-of-the-range, A++ energy-efficient tumble dryer.
There are two bathrooms in the house, each with a shower, sink and toilet. The boiler and heating system are modern and in good working order. I have an excellent plumber, joiner and electrician on hand, who will very quickly sort out any maintenance issue that may crop up.
There's a yard at the back which is big enough for barbeques etc and a small shed.
I've been a landlord in Lancaster since 2001 and have an excellent reputation. The house is very well looked after and will be in pristine condition when you move in. The house has been licenced by Lancaster City Council and accredited by Lancaster University and is therefore completely modern and safe.
There is brand-new BT Full Fibre broadband which was installed in the summer of 2023. It is perfect for student houses and it is capable of reaching speeds of up to 500 meg (download). There's free on-street parking. Willow Lane is in a popular student area with shops like Morrisons Daily, Spar and two takeaways nearby. There is on-street parking outside the house with no need to purchase a permit. There is a bus stop opposite the house and others in the area. There are a lot of student houses nearby, and there are plenty of direct buses to the university.
